Del City filled in quickly after World War II, just west of Tinker Air Force Base, and a large share of its houses were built with a concrete block perimeter wall around the crawl space and a row of interior piers down the middle. That pairing works well as long as both parts stay at the same height. After 60 to 75 years of clay movement, many no longer do.
The perimeter wall sits on a continuous footing and moves as one long piece, while each interior pier rides on its own small pad. When the clay under the center of the house dries and shrinks more than the soil at the edges, the middle drops. When wet soil pushes on a block wall and it tips inward, the outside edge of the floor drops instead. The direction of the slope tells us a lot.

Why Del City Floors Tilt Toward or Away From the Walls
Clay soil does not move evenly under a house. The ground beneath the center of a crawl space is shaded and protected, so it changes slowly. The soil just outside the walls takes the full force of rain, sun and drought. In the postwar homes of Del City, that difference often shows up as a floor that is higher in the middle than at the edges after a wet spring, and the reverse after a long, dry summer.

Leveling in stages
Because these homes have both a wall and a pier line to match, we bring them up in small increments, checking doors and windows as we go. Occasionally the final adjustment is left for a later visit once the soil and framing settle into the new position.
Small Lots, Close Neighbors and Foundation Access in Del City
Many Del City houses sit only a few feet from the house next door, and that tight spacing affects how foundation work gets done. Exterior wall repairs have to be planned around the neighbor's fence, gas meter and air conditioner, and there is often little room to stage materials outside. Inside, low clearance near the perimeter wall can make work along that wall slower.
