Crawl space humidity in much of Oklahoma peaks in July and August, when warm air through the vents meets wood cooled by the air conditioning. Why the Moisture Fix Matters More Than the Cleaning

Mold cleanup on framing is mostly physical work: removing contaminated debris, cleaning the wood surfaces with appropriate products and sometimes sanding or scrubbing heavy growth. Spraying a product and leaving does not deal with the cause. Wood that has been wet for a long time also needs a moisture reading and a probe for soft spots, because rot and termite damage often show up in the same places mold does.

Lasting results come from bringing the wood and air down to dry levels. Depending on what the inspection finds, that can mean repairing a plumbing leak, adding gutters and downspout lines, installing a sealed ground cover or encapsulating the space with a dehumidifier. If water collects under the house after rain, start with crawl space waterproofing. If the framing has gone soft, floor joist repair may be part of the plan.
